San Diego Real Estate – Sales Increase

As the economy fights to turn around, political parties struggle for control and consumers look for any sign of confidence the San Diego Real Estate market is gaining traction. Foreign investors are taking advantage of the short sales and foreclosures and inventory is less compared to the previous year.

If you are looking to purchase real estate the opportunity may right. Home prices are much lower relative to historic figures and interest rates are at all time national lows.

In an article posted by 10News.com  5/14/2012 they write:

Next week, in a short sale, a one-bedroom condo in La Jolla’s Villa Vicenza will close escrow with a $150,000 price tag. The new owner is a Chinese investor. Realtor Scott Cheng represents the buyer.

 Cheng said in the past year, he has seen a jump in calls from Chinese buyers who are interested in San Diego as the housing boom in China comes to an end.

 ”Their bubble has popped,” said Cheng. “Now they’re looking to diversify their portfolio… They think the housing market in San Diego is at its bottom.”

 According to the National Association of Realtors, in the United States, the Chinese now rank as the second largest foreign buyers of homes. In the 12-month period ending in March 2012, that translates to $7.4 billion in sales, which is up 24 percent from the previous 12 months.

With the amount of affordable buys foreign and local investors are taking advantage of the distressed real estate market.

It may be hard to believe, but the dramatic drawdown in inventories during this spring buying season is bringing some cries of “housing shortage” from hotter markets around the county. But is there solid evidence to support such a claim?

On Realtor.com, year-over-year inventories are down 21.48 percent through March. NAR reports first quarter inventories existing homes are down 21.8 percent nationally. At the end of the first quarter there were 2.37 million existing homes available for sale, a 41 percent decline since the summer of 2007 when inventories set a record of 4.04 million homes.

“We now have broad shortages of lower priced homes in much of the country, with very tight supply in Western states for homes through the middle price ranges. This is good news for many sellers who wish to list now, or for those waiting for prices to improve,” said Lawrence Yun, NAR’s chief economist last week.

Reports of multiple bids, price increases, slim pickings and discouraged buyers leaving the market are popping up in in a few markets, largely the nation’s hottest markets where inventory declines exceed the national averages but also major foreclosure centers like Phoenix where have been falling until recently. In others, unique local conditions such as the opening of factories or military facilities, natural gas booms in Pennsylvania and North Dakota, and seasonal shortages in university communities are causing market tightness.

In the Washington DC market, perennially one of the top ten nationally in price increases, evidence is strongest that the pendulum may be shifting towards a seller’s market for the first time in five years.

“Even though there’s a glut of homes throughout parts of the country, the Washington region seems to have the opposite problem, especially in the lower price ranges.

“Many of the outer suburbs still have plenty of houses in the lower price ranges. But less-expensive homes are very hard to find closer to central D.C.: 68 percent of homes offered for less than $350,000 are located in the outer suburbs beyond Montgomery County, Arlington and Alexandria. In the District, Redfin counts only 862 listings for less than $350,000,” reported the Washington Post May 4.

California markets like San Diego and Irvine where home building has been at a virtual standstill and is strictly controlled, population growth is creating new demand for housing.

Trulia San Diego – A Review

Given the virtual world and all of its possibilities, it could be tricky to find a good online company that can help you with your real estate needs. At first glance, Trulia may have a lot to offer, but there is more than meets the eye when using Trulia for your San Diego real estate needs.

If you are unfamiliar with Trulia, this is how they work. First, the attraction – search unlimited real estate options in your local market. Second, setup an account so you can gain access to real estate professionals and unlimited information regarding home buying, home selling or rentals. Third begin searching. But hear is the catch, as you pour through all of the real estate offerings you may come across something you are interested in. If you choose to be contacted they send out the inquiry to several different agents. Which doesn’t necissarliy help you or the agents. You will most likely be approached by several different people looking for your business. But how do you know who will be the right match for you? In here lies the challenge. Finding the right person who you are interested in working with.

Now I am not against Trulia making money or offering these services. But I think that a potential home buyer could be better serviced if they found a local company with a good reupation who can help them unconver and answer all of their questions. A real person who works for a local business that they can build a relationship with.

My other challenge with Turlia is that their listings do not show if they are active – meaning still available, or are they pending – meaning they are in escrow with another buyer, or expired – meaning no longer on the market. That can be frustrating when you are trying to find the right home that fits you. Accurate information is everything!

Havin said all this, Trulia does a lot of things good. Their site has great graphics and an extensive database of articles on various real estate topics, and access to current conversation regarding the market. However, if it were me, I would want someone local who can offer up-to-date information that could educate me and who is willing to invest in building a realationship.

La Jolla is a beach community along the coast inside the San Diego city limits. It lies between Del Mar and Pacific Beach. Most of the community lies to the west of Interstate 5, which is where you can find some incredible condos. Pricing ranges from conservative along the interstate to rather expensive along the coast, and the area is one of the most prolific and popular in San Diego.

Why the Name La Jolla?

People shopping homes in this area often ask where the name came from because they are unable to find a translation from the Spanish words. There are a couple of conclusions drawn from the words. The Kumeyaay Indians were the early inhabitants of the land along the shore. They called their home “mat kulaaxuuy,” meaning “land of holes.”

It isn’t clear what part of the topography would have been considered to arrive at this name. Some people assume that caves along the shore might have been the origin because they appear as holes in the bluffs that are apparent from La Jolla Shores. Early Spanish settlers in the area may have begun to call it mistakenly La Jolla. There is also a theory that the Spanish named the area La Joya, which means the jewel. There is nothing to substantiate either claim.

One of the Most Popular Places in the U.S.

The one thing that is clear about this seaside community is that it remains a desirable place to live. This community maintaina its value and appeal. The median home price in La Jolla is around one million, and the only Rolls Royce dealership in the county of San Diego is located in La Jolla.

Historically, real estate values have maintained their growth because of the demand for housing. Second homebuyers look for condos in La Jolla because of the close proximity to downtown and the perfect year-round weather.

Galleries, boutiques, restaurants that are nationally recognized, and countless other attractions make La Jolla seem like a big city, but it retains a small town atmosphere. There is a prevalent nucleus of long time home and condo owners within the community, but like any community there is turnover.

OB is located on the southern coast of California. Residents have only 7 miles to travel to reach downtown San Diego. The residents in the area call themselves “OBceans,” which is pronounced O-bee-shuns.

The average listing price for homes is in the $530,000 range; the median sales price for properties in OB is $460,000. The median price is based on twelve home sales in the area between December 2011 and mid-February 2012.

As an added benefit to sellers, the per square foot price for homes in Ocean Beach San Diego rose 5.9% in the last year, and the median sales price went up by 1%, which isn’t a large median sales price increase, but impressive in what has been a tough economy.

Buyers are attracted to this beach town because its economic history was founded on independent and family owned retail businesses. The city does have a unique variety of shopping stores and eateries.

Homeowners in the community are drawn to the area because of the atmosphere; there has been active opposition to chain companies since the 1970s, although one occasionally slips through, such as a Star Bucks that went up in 2001.

OB is one of the most relaxed communities in Southern California; it is reminiscent of the way the area was back in the 50s and 60s; it is a big draw for those seeking to live a laid back lifestyle. The antique district sets it apart from many other California beach areas. Ocean Beach also boasts the longest pier on the west coast.

It is a unique community, and there are quite a number of impressive properties for sale there. It is not oversaturated, however, which is another feature that attracts homebuyers. It’s almost an exclusive community with only 25 homes up for sale at the time of this writing. Those seeking to escape the city metropolis atmosphere fall in love with this town once they see what the lifestyle is like.
