  6. After determining market value provide purchase strategies, and negotiate on behalf of the client to provide a buffer from the pressure of  the Seller so that you can focus on getting the best deal.

  7. Communicate with the lender to provide continuity through the home buying process so that you can meet the requirements of the contract.

  8. Organize vendors to help the client establish construction integrity, value and pest clearance so the client has all the information regarding the property when doing final negotiations.

  9. Review all legal documents and disclosures associated and provide guidance to the client so that they can make informed decisions.

  10. Establish contact with an escrow and title company and oversee the enforcement of the provisions of the contract; manage all contractual deadlines and disclosures on behalf of the client.
